Aspen Ridge II solves a problem I hear constantly from second-home buyers and downsizers: I want Flagstaff summers, real quality, and zero obligation to be there shoveling in January. It's a limited collection of just 16 paired townhomes on Appaloosa Street inside the gated Flagstaff Ranch Golf Club, a 454-acre community about five miles west of downtown at I-40 Exit 192. Lock the door, drive away, and the pine forest takes care of itself.

Two floor plans anchor the collection. Plan 2 is 2,642 square feet with three bedrooms plus a loft and a main-level primary suite with walk-in closet and patio access. Plan 3 steps up to 2,759 square feet with 10-foot ceilings, a grand great room, a loft overlooking it, and a private covered deck off the primary. Both carry 2-car garages and offer an optional 253-square-foot bonus-room expansion over the great room. Granite counters, custom cabinetry, and stainless appliances are standard, and to-be-built homesites still have time for interior personalization. Completed homes are available now, with additional completions estimated August and September 2026.

The membership question is where I make buyers slow down, because it's real money and Capstone doesn't publish it on the community page. Third-party sources report Flagstaff Ranch club membership at $30,000 for Social or $60,000 for Golf, 75% refundable at resale, with combined monthly dues including HOA in roughly the $412 to $612 range. Confirm the current numbers and the required tier with me before you write an offer, not after. One more structural detail worth knowing: water here comes from the private, ACC-regulated Flagstaff Ranch Water Company, not the City of Flagstaff.

What the membership buys is the point: a Jerry Pate-designed 18-hole championship course, Arizona's highest-elevation course at over 7,200 feet, a 25,000-square-foot clubhouse with dining and fitness, a community recreation center with pools, tennis and pickleball courts, stocked trout ponds, and miles of forested trails. Snowbowl's ski runs are about 15 miles away, Phoenix is roughly 2.5 hours, and the golf-in-the-pines summer here is the reason half of Scottsdale seems to own something at 7,000 feet.

Who fits: seasonal owners who winter somewhere warm, golfers who want the course outside the gate rather than across town, and full-timers who are done with yard work. If you want land and a custom build instead, Woody Mountain Estates is next door territory, but for turn-key mountain living behind a gate, this is the strongest product Capstone offers in Flagstaff.
