Woody Mountain Estates is the community I'd build in myself if the budget allowed, and I say that as someone who spent years managing Capstone job sites before I ever sold a home. It's a gated collection of oversized half-acre homesites in the ponderosa pines off Woody Mountain Road, adjacent to Flagstaff Ranch, and every home here is a true design/build custom. Eleven floor plans from 2,524 to 3,934 square feet exist as starting points, but the whole premise is that no two homes look alike: rustic lodge, modern with expansive glass, farmhouse, contemporary, your architecture, your half-acre.

Let's do pricing honestly, because custom always needs it. Capstone quotes custom builds starting in the low $1,000,000s, and completed homes here have listed between roughly $1.5M and $2.5M on third-party sites. Where you land depends on plan, finishes, and site work. If someone quotes you a tight number for a custom home before design decisions are made, be suspicious. What I can do is walk you through the model at 3365 S Breton Dr, open Monday through Friday, 10 to 6, and show you exactly what drives cost up and what doesn't.

The included spec is genuinely high before you customize anything: Wolf gas ranges and Cove dishwashers, quartz countertops, 10-foot main-level ceilings, gas fireplaces with stone surrounds, paver driveways, LP Smart Siding, full-tile primary showers. Every home is built to the U.S. Department of Energy's Zero Energy Ready Home standard, open-cell spray foam, 95%+ furnaces, ERV fresh-air systems, tankless gas hot water, solar conduit. That's not marketing garnish at 7,000 feet with Flagstaff's snow, it's what makes a 3,900-square-foot house economical to heat.

Half-acre lots change what's possible. Extended outdoor living, RV garages (Plans 2869 and 3934 carry RV bays), guest suites, detached casitas, and real separation between you and the neighbors, all of it fits. The trail network off Woody Mountain Road starts effectively at the back of the community, downtown Flagstaff and NAU are about ten minutes, and Snowbowl is roughly a half hour.

The honest tradeoffs: there are no quick move-ins here, this is design/build, so your timeline is measured in a build cycle, not 60 days. And custom decision-making is work, dozens of selections, each with a cost. That's exactly where my construction background earns its keep: I know which structural choices matter, which upgrades you'll never feel, and what a superintendent needs from a buyer to keep a custom build on schedule. Phase 1 is down to final lots with Phase 2 available, so if the half-acre custom is your endgame, the lot conversation should happen sooner rather than later.
