20 to 30 Degrees Cooler, Year-Round
Flagstaff's July average high is 80 to 82°F, and most summer days stay under 85. That's not marketing, it's 7,000 feet of elevation doing the work. When the Valley is under an excessive-heat warning, Flagstaff is eating dinner on the patio.

A Real Mountain Town, Not a Theme
The 1.856-million-acre Coconino National Forest surrounds the city, Humphreys Peak (12,633 ft) rises to the north, and roughly 59 miles of FUTS urban trails thread through town. Arizona Snowbowl, with 2,800 vertical feet and 61 runs, is 14 miles from your driveway.

2.5 Hours. Same State. Zero Friction.
144 miles up I-17: same driver's license, same insurance, same doctors if you want to keep them. FLG flies daily to Sky Harbor and Dallas-Fort Worth on American, and Amtrak's Southwest Chief stops downtown. You are not cutting ties with the Valley, you're gaining altitude on it.

Honest Warning: It Costs More, Not Less
Flagstaff's median sale price is about $700K, more than double the Phoenix metro on a comparable-square-footage basis. About 73% of surrounding land is national forest, so supply is capped. You're trading dollars for climate and forest. Know that going in.

The Weekend Trip That Becomes Home
Most Valley buyers already know Flagstaff. You've driven up to escape a heat wave, skied Snowbowl, camped off Lake Mary Road. The question isn't whether you like it here. It's whether you move full-time or start with a second home, and James can walk you through both paths.

Winter Is Part of the Deal
About 100 inches of snow falls December through March, and January is the heaviest month. Full-timers learn to love it (or at least to own a good shovel). If you'd rather visit the snow than shovel it, that's exactly what the second-home path is for.

The honest version: you gain a livable summer and you take on a real winter.
Flagstaff figures: ~7,000 ft elevation, July average highs 80-82°F, ~100 inches of annual snowfall. Monsoon storms roll through most July and August afternoons in both cities, Flagstaff's just come with pine smell instead of dust.
Full-Time Move, or Second Home First?
