I'm not going to write this page like The Ridge is a community full of choices, because it isn't anymore. Of the 50 single-family homes Capstone built here, we're down to the final offerings: a completed, move-in-ready Plan 3564 at 540 N Valerian Ln priced at $1,243,061, and a Plan 2450 offering on Homesite 25 starting at $899,900. That's the inventory. When it's gone, The Ridge is a sold-out neighborhood.
The home at 540 N Valerian deserves specifics, because it's one of the more unusual homes Capstone has built in Flagstaff. It's 3,564 square feet with a walk-out basement and an attached in-law apartment, a full kitchen and its own separate side entrance, not a bedroom with a kettle. Multigenerational setups, long-term guests, or a live-in arrangement all genuinely work here. Finishes are done: great-room fireplace with stone surround, white shaker cabinetry, Blanco Tiza quartz, black fixtures, spray foam insulation, tankless water heaters, solar-ready wiring. You could close and move in.
Why did The Ridge sell through 48 of 50 homes? Location and product, honestly. It sits in the pines inside Canyon del Rio at Butler Avenue and Fourth Street, with the trail system connecting into the FUTS, a direct I-40 interchange, and downtown Flagstaff and NAU about five minutes away. Single-story plans, walk-out basements, and multigenerational configurations at 6,900 feet in central Flagstaff, that combination doesn't sit on the market here.
My honest advice cuts both ways. If the 3564's in-law apartment or the 2450's layout fits your life, move quickly, final homes in sold-out Flagstaff neighborhoods don't get discounted, they get bought. But if neither fits, don't force it because of the last-chance framing. The Point is selling next door with eight townhome plans, and Juniper Point II covers the single-family market in southeast Flagstaff.
