The Point is the neighborhood I bring up whenever someone tells me new construction in Flagstaff is out of reach, because it's the lowest entry point Capstone offers in this market. It's an intimate enclave of just 50 townhomes inside Canyon del Rio, the 331-acre master plan rising in the pines at Butler Avenue and Fourth Street. Eight two-story floor plans run 1,821 to 2,728 square feet with base pricing from $653,900 to $772,900, every one with an attached 2-car garage.

Let me be precise about pricing, because this is where I see buyers get frustrated with builders. The $653,900 figure is a dirt-start base price, that's what you pay to build a Plan 1821 from the ground up and wait for it. The completed, move-in-now homes on Snowberry Circle are finished well above base: the two currently standing are $820,544 and $883,589. Both are real numbers for real homes I can show you this week, but nobody should walk in expecting a finished $653,900 townhome, and I'd rather you hear that from me before you drive over.

The design detail that sells The Point is the main-floor primary suite, which most of the eight plans include and which is genuinely hard to find in Flagstaff new construction. Add 10-foot first-floor ceilings, lofts and dedicated studies, a walk-out basement design with a private view deck on Plan 2385, and a mini-primary upstairs on Plan 2370, and these live much bigger than the word townhome suggests. The climate spec is what I'd expect from a Capstone job site: spray foam insulation, 95%+ furnaces, tankless gas water heaters, HERS ratings on every home, plus EV outlets and solar prewiring in current inventory.

Location is the quiet advantage. The Butler Avenue interchange puts you on I-40 in moments, downtown Flagstaff and NAU are about ten minutes, and the community connects into the Flagstaff Urban Trail System. Canyon del Rio's master plan calls for roughly 1,100 housing units over time plus a walkable Village Center with shops and dining, which means two things: you're buying early into one of Flagstaff's most significant new neighborhoods, and you should expect construction activity around you for years while it builds out. That's the honest tradeoff of getting in early.

Who fits here: first-time Flagstaff buyers stretching into new construction, downsizers who want the primary suite on the main level, and buyers who'd rather spend Saturdays on the FUTS than on yard work. Schools are Knoles Elementary, Sinagua Middle, and Coconino High. Tell me your timeline and I'll tell you whether a dirt start or one of the finished homes is the smarter move.
