How the math works
Your monthly payment has four parts: principal & interest, property tax, homeowners insurance, and, if the community has one, HOA. The principal and interest portion uses the standard amortization formula:
M = P × [ r(1+r)^n ] / [ (1+r)^n − 1 ] P = loan amount (price − down payment) r = annual rate ÷ 12 n = term in months
Property tax is computed as the annual rate applied to the purchase price, divided by 12. The 0.6% default splits the difference between Flagstaff's ~0.47% median effective rate and the higher all-in rates that school, fire, and community-facilities districts add in some areas — typical bills run roughly $2,020/year in ZIP 86004 and $2,639 in 86005. Insurance is annual ÷ 12. HOA is a flat monthly figure: Timber Sky and Canyon del Rio carry community HOAs, and Aspen Ridge II sits inside the gated Flagstaff Ranch Golf Club, where club amenities come with their own costs — ask James for current dues on the community you're considering.
