Atlas at Timber Sky

Atlas is the next chapter of Timber Sky, and I'm going to be straight with you about what that means today: Capstone has announced it as coming soon on the Timber Sky master-plan page, and that's it. No pricing, no floor plans, no homesite map. Anyone quoting you Atlas numbers right now is guessing, and I don't guess.

Here's what we do know. Timber Sky is a 196-acre master plan by Vintage Partners with roughly 1,100 homes planned across seven neighborhoods, 14 acres of public open space, and International Dark Sky-compliant lighting throughout, in keeping with Flagstaff's status as the world's first Dark Sky City. Atlas will follow Sirius and Corvus as Capstone's third neighborhood there, with the same FUTS trail connectivity, community park, pickleball courts, playground, and dog park that the earlier phases enjoy, and the same Flagstaff Unified schools: DeMiguel Elementary, Mount Elden Middle, Flagstaff High.

If you want an honest way to budget while you wait, use the siblings as the benchmark: Corvus base plans run $714,900 to $824,900 and Sirius runs $755,900 to $1,105,900. Capstone builds Timber Sky homes to Zero Energy Ready standards, spray-foam insulation, tankless water heaters, ENERGY STAR appliances, solar prewiring, and I'd expect the same construction approach at Atlas. What I won't do is promise plan sizes or prices that haven't been published.

The practical move: get on the interest list. Early buyers in a new Timber Sky neighborhood historically get the best lot selection, and I'll walk you through Sirius and Corvus in the meantime so you know exactly how Atlas's plans compare the day they're announced. If a Sirius or Corvus home fits now, I'll tell you that too, waiting isn't always the right call in a market this supply-constrained.
